5 The New 2026 ALTA/NSPS Land Title Survey Standards - What's Changed

THURSDAY, APRIL 2nd, 2026 8:30 a.m. – 3:30 p.m. 

Five years of effort on the part of the Joint ALTA/NSPS Workgroup has resulted in the new 2026 Minimum Standard Detail Requirements for ALTA/ NSPS Land Title Surveys adopted by the Boards of Directors of ALTA and NSPS, and effective February 23, 2026. This program will provide the context and an explanation of every change from 2021. Some of the more significant changes include a helpful rewording and simplified definition of relative positional precision, clarified research requirements, an expansion of what are acceptable methods for gathering field data, better context in both the field and office sections related to easements and rights of way, a new optional Table A item calling for inclusion of a table identifying certain significant observations, and a restating of Table A item 15. In addition to covering every change from 2021, this program will provide a detailed explanation of the relationship between title insurance and Land Title Surveys, and an in-depth look at the entire set of standards so both field and office staff can better serve their clients.

About our Speaker: Gary Kent, LS-80040389

Gary Kent is a Professional Surveyor with Schneider Geomatics in Indianapolis. After 37 years, he transitioned to part-time in 2020 and formed Meridian Land Consulting, LLC through which he provides training, consulting and expert witness services. Gary was Chair of the Joint ALTA/NSPS Workgroup responsible for the ALTA/NSPS Standards from 1995 to 2021 and he continues to be very actively involved with the standards. He has presented programs on boundaries, standards, risk management, easements, leadership, safety and other topics multiple times in all 50 states. Gary served on the Indiana State Board of Registration for Professional Surveyors from 2004 to 2025 and is a past-president of both ACSM and the Indiana Society of Professional Land Surveyors
